This project involves conducting comprehensive annual compliance inspections for a client managing over 150 properties.
The scope of work includes meticulous scheduling of appointments to ensure all properties were covered efficiently. The team liaise directly with tenants to coordinate access and ensure smooth operations.
Key activities performed encompassed:
- Detector Testing: verifying the functionality of smoke, heat and carbon monoxide detectors.
- Legionella Testing: assessing water systems to ensure Legionella bacteria levels were within safe limits. Undertaking chlorination of systems, where applicable, and cleaning shower heads, etc.
- Chimney Sweeping: cleaning of flues and chimneys to maintain safety and compliance.
- Annual Boiler Maintenance: servicing and safety checks on all Gas, Oil and Electrical central heating boilers.
- Five-Year Electrical Testing: comprehensive electrical inspections and testing as per legislative requirements.
Certificates confirming compliance were produced within 24 hours of each inspection, providing the client with timely documentation. Any remedial works identified during inspections were promptly quoted, arranged and completed in accordance with relevant legislation and best practice standards ensuring ongoing safety and regulatory compliance across all properties.
